I just moved from Gila Bend, Az. You have to be aware that there are limited jobs. Fast Food, 2 Dollar Stores and the local government jobs.

Schools are ranked very low. No grocery stores and everyone must travel 30 minutes one way for most things they want.

You will be hiring a crew or crews from Buckeye, Az. most likely and getting supplies to Gila Bend will increase your costs.

Rents are very low and I know of a couple of homes that have been on the market for a very long time.

The town just had a recall election for the city council seats so even the town is in a little bit of turmoil when it comes to how it is being run.

Renters burn a lot of landlords and everyone is related to each other. It is a VERY small town. 

Make sure your numbers are in order and make sure you are ready for a long process if you go ahead with the deal. Good Luck.

4 things may happen.

1) He sobers up and continues on as he is.

2) He goes to prison and you have to deal with that.

3) He has an accident and he/someone gets hurt and he can't live there anymore.

4) Nothing and he continues living like he is.

You have to decide what your tolerance level is.

I would talk to him and put something in writing (after speaking to an attorney) about breaking of a moral or societal clause if you have one.

I'm getting a few answers about financing an out of state purchase.

I want to buy out of state but a mortgage broker said I should be in the state.

I have 20% down and the numbers will work great.

We just sold our main home and used the proceeds to pay off every debt minus college loans. 

Credit is fair at 650 to 670 (it keeps changing because we just paid everything off within the last 45 days.)

Frontend debt ratio: 6.29%

Backend debt ratio: 13.43%

This will be a rental unit (not sure if that matters).

Are there any rules I haven't heard about that would stop anyone from considering a mortgage? 

I appreciate the help!

congrats on getting it sold.

I would look at how the software can expand with your business or how easy it will be to move your data to a new platform. It stinks to outgrow software and then fight for 6 months to get your old data into a new platform.
I would hope that the information would also meet a standard reporting structure so that you can easily share the information with partners, Accountant, etc.

I'm looking for a solution also, but am concerned with the software companies being around long term.

I think a third party process server is a solid choice. They are an independent party and can even show up at a person's job or while they are "out and about." 
The money investment sucks, but it will definitely hold more weight in court than the "he said; she said" option.
