Before you agree to anything, my advice would be to find out if the roommate will make a quality tenant. Does they roommate earn enough income to comfortably afford the rent?  Ask to see 2 recent paystubs. Does the roommate keep the unit clean and stay out of trouble? No drugs? You might want to also ask if they plan to stay long term or will just be moving soon like your original tenant. The last thing you want if for this roommate to be a nightmare tenant...

Can anyone recommend a good hardwood floor installer?  This would be for a property in Chelmsford Massachusetts - (about 30 miles north of Boston).

Hey Alex. I can afford up to $750,000, roughly. I'm looking for a market with solid potential for appreciation, and a deal with good cash-flow. I'm thinking a 6-12 unit apartment building/complex. Might still be a few months before I'm ready to move forward - I need one of my tenants to move out and then I'll put the condos on the market and hopefully complete the 1031. I figure I'll do as much research as I can in the meantime. Thanks for reaching out to me!

Hi Everyone,

My name is Frank, I'm a rental property investor based in Boston. I currently own 2 rental condos, plus I'm house-hacking a multi-family home, all in the Boston area. I'm looking to sell the two condos and do a 1031 exchange into a 6-12 unit apartment building. I'm open to long-distance investing and I'm in the process of deciding which market is best.
