TAIL GATE CLUB MEETING 5/20 @ 12pm

Join Us for Our Tailgate...ANYONE CAN COME!!

Plenty of food, activities for the kids and time to hang out and connect with fellow club members. RSVP on event. Comment here or call the office to let us know how many people you will be bringing- WE NEED A HEADCOUNT. This is also a great opportunity to support our mission with the food pantry...You must bring food and/or toiletries to re-stock the pantry.

We are planning this meet up about once a month and we will go through actual deals from start to finish, how the lead was generated, the negotiating process, title, escrow, funding, rehab process and selling it to get paid. We will also cover evaluating deals, ARV, costs and practical side of getting deals done.

I started flipping houses in 2009. I've was mentored by a friend already doing it. Working closely with them until I started doing some on my own. I started with short sales and still do those. I bought at auction eventually and have since expanded my marketing to get to the deals first. I wholesale as well. Currently I completed and sold a property in Bellflower and made $56,000. I purchased one in Sunland and closed the following day after selling the one in Bellflower. I am about to list 2 that are nearly complete, Los Angeles and Riverside. I am extremely active and have experience with seller financing, subject-to, wholesaling. I will keep updating projects and answering more questions in forums. I’ve read a lot of info here and other places and taken training before. I believe the totality of my experience has made me successful, not one thing responsible.

Pre-foreclosures for subject too are perfect. If it's listed and they are very close to 0 equity it's a great opportunity to make a subject to offer. You can factor in the amount to catch up the mortgage as part of your purchase and estimate repairs to calculate your return in a rental situation. So expired listings and active listings are good lead sources. Your going to want to give the homeowner some money even if they don't want it.

I like using advancedbackgroundchecks.com. Call all the listed relatives and neighbors then send letters and go to addresses listed.
