I know there is mixed opinion about if it is worth it to spend money on a mentorship program, those who did spend the money will definetly defend their decision and it's difficult to go back and re-attempt it. I've spent money myself and I found zero information, on the mulitple programs, that can't be found here on biggerpockets, youtube or your favorite podcast. For specific answers on a situation you are having I see people getting those questions answered with ease her on biggerpockets. So based on that I don't think it's just an opinion, I think it's a fact you can succeed with out a paid mentor. Do you have a contract to use? Do you have several cash buyers to assign property to? How do you plan to find motivated sellers? FSBO, Sell Your House Fast signage, cold calling and sms are all tried and proving ways to find a seller. List buying from your favorite list provider like propertyradar, propstream and others, is where you can get list of absantees, tax defaults, foreclosures, preprobate, you name it. If you've got a bigger budget for marketing you can do mailers to your filtered list, google ads, facebook ads. I guarantee if you ask a question on BP someone will get you the answer you need. I did my first wholesale about 11 years ago and once I completed my first one subsequent assignments have been much easier. Scaling your business is another topic I believe.

@Aaron Lietz definitely not worth it at all. I’ve paid for programs and the information is accurate but the difference is you. With the abundance of information programs courses they supply outrage not just the demand but the actually results they can guarantee which is nada. Biggerpockets and the network of experienced wholesalers and investors and perhaps a book on wholesaling will give you enough info to start the wholesaling. Beware people asking to dm them. You’ve asked a great question that many ask. So if you have specific questions about how to start there are plenty of people here in biggerpockets that would love to help. You need a list of cash buyers and some you need to find some sellers. What market are you in? AZ? That’s a great market. You’ll need an assignable contract and they assignment contract itself. You are asking about how to assign a contract. Wholesaling is not thr specific term actually.

@Jim Stanley I never trust those reports which is why we get title insurance and even they miss things so that’s why it’s important to get title insurance. Knowing what’s recorded and total owed is nice when structuring a creative deal or just to be clear on what had to be paid off and covered by purchase price but that needs to be confirmed when you get it under contract and in escrow by title company so it’s getting ready to get ready unless you plan to be a title rep.

I would be sure the STR would work as a regular rental as well due to all the regulations being imposed. I've seen people acquire a STR and then the city shut em down due to changes made.

@Katharine Gonzalez @Katharine Gonzalez I think the best approach is to first make sure it make sense first as a regular rental property especially with all the rules governing what the city bans them and you need to convert to a regular rental.
