@Dave Reese Well no, not a straight comparison per se. I recall seeing a graph of the RE cycles of the last 60 years or so and iirc all downturns began after the market had recovered and exceeded previous highs. Assuming that pattern continues, wouldn't you say that's a significant cyclical milestone to keep an eye out for?

@Clayton Swansen Thanks for the insight! I'd actually heard of Bellingham before (have friends originally from Seattle) and while I knew Seattle was a hot market I didn't know markets that far removed from the Seattle region were that hot. For reference what are such rehabs going for n Bellingham? Couldn't agree with you more about cycles/ swings being short. Just seems like so many factors would logically indicate that that's inevitable. I know in Sacramento things are certainly more expensive but the frenzy of the bubble seems to be lacking. It appears a more restrained climb. 

Im curious what locals in places like Denver, Phoenix, Orlando, San Antonio (and other heavy investor markets) are thinking.

In my market (Sacramento) and in a few outlying smaller markets, real estate has been pretty hot with prices climbing ever higher, approaching pre-crash levels. A few months ago I was noticing things cooling off a bit... lots of homes on the market, (upper mid and upper price ranges) reducing their prices. I even heard indications that the San Francisco area was showing the slightest signs of an ease up. Then came Brexit and rates going down and that brief trend seems to have stopped. 

As I've read repeatedly many are expecting a national cool down in real estate. My question to all of you, what's the temp of your local market? Have you noticed any minor trends like I mentioned above? Do you see a national RE cooldown/plateau/downturn on the horizon (next 12-24 months)? Given the domestic political climate and numerous international factors I can't see real estate not being affected in someway. Curious what you all think.

Hi @Andrew Luong glad to hear of your success and now market diversification. If I may ask, how long have you been in the Sacramento market? Im born and raised in the area and will be closing on my first purchase here in August, with plans to pick up a second property (not necessarily in the region) in early 2017. Anyway, wishing you continued success in Texas!

I think the biggest advice I could offer, based off what you've shared is, trust your gut.

It sounds like you recognized the red flags fairly early on, yet you decided to proceed with things until the red flags become too numerous. If red flags pop up/ things smell fishy there's nothing wrong with asking firm questions and demanding solid answers. If you don't get them, walk away. 

@Kenneth Reimer You mentioned a RUBS systems as a means to save and pass on utility costs to renters. I've never heard of this. Could you please elaborate on what exactly it is/how it works?

As the title says I am looking for an appraiser in the Sacramento, CA market. I need an off market appraisal for a SFR and would prefer an appraiser who leans more on the conservative (lower) side in their appraisals. If anyone has any recommendations please message me. Thanks.
