Networking and referral is the best solution. You can also go to your court house and find out when is the next public auction on tax delinquencies or mortgage delinquencies. For tax delinquencies make sure you read all tax liens very carefully and you should confirm the amount outstanding before making an offer.

Good luck ...

Hi every body,
I am a newbie at this site but an old hat to Real Estate Investment. I am a Realtor and Mortgage Broker in Houston, TX. I am here after a hard day at work to let my hair down (or what is left of it …) and just chat with like minded people. It would be great to hear from some of you in the forum and listen to your great ideas in Real Estate investment. I always believe “it doesn’t matter how knowledgeable or smart you are, there is always some body smarter than you …”
Love to hear from you guys.
Best Regards,

Frank in Houston, TX
