Hi,
If any of you guys are looking for residential or commercial opportunities in Houston TX, you can go to my website www.amerites.com and check out the "Search Houston MLS" and "Commercial listings". You will find a wealth of information for Houston and probably can pickup some very good deals. When you do find a good deal contact me and I will help you to purchase it.
Please note that Houston property market is still 30-35% below the national average and there is plenty of room for capital growth.

My company is building over 100 condos in Hawaii. They are not luxury condos, but more geared toward the local population. We have purchased the land and have preliminary entitlements to build. We are looking for a loan of appoximately $14 - 16M which represents a 65% LTC. Non-recourse only. We are already in pretty serious discussions with some Hawaii banks and a few mainland banks, but I would like to see if there is anything else out there that is competitive.

Hi,
Have you find a lender for your project?. If you are still looking for a lender, please contact me. I know 2 of my lenders will seriously look at your project for funding.

Wow this funding is cunningly like a company I know very well. Have you worked with them before or just pushing their loans? I am very keen to find out what you think about them. I have spoken to other fund managers and they are not very keen to work with them. may be you have a different view.

Hi,
Texas is a big place do you have any favorite city in mind. Each city has its own investment benefits and sacrifices. I am more familiar with Houston but Austin is a great place too if you want to rent to students. I know university has a department, which assist student find accommodation. They might have a means by which they can manage the property at a reasonable fee.
Please note that which ever management agency you find they will charge you an extortionate fee to manage the property unless you lease it to a renter on a long term.
In Houston you have many options. This again is a personal choice where and what kind of property you want to invest in and what are the terms of your investment.
Can you give me an indication of how much you would like to spend and whether you wan to mortgage part of the investment or like to pay in full? I have few calculators on my website that would help you decide. I have also a ton information for people who would like to buy or mortgage properties in Houston or Texas. Check out www.amerites.com .
Sorry I can't be more helpful but your question is not specific.
I look forward to hear from you.

Hi,
I am currently funding two major construction projects in Houston Texas. The projects run into millions of dollars and I am both lender and join realtor on the deal. We also have two surveyors, Inspectors, Architects on board to do planning, platting and phase 1 and 2 of the project. Building sub-division has a lot of headaches and you must bring on board experience people otherwise you will hit issues that slow down your process of construction and in the mean time you are paying the interest on the fund raised through investors.
Good luck and keep in touch with your progress.
Regards,

Frank in TX

Thank you for your warm welcome. The business is good in Houston and from what I hear from my colleagues in other cities in Texas the business is booming there too.
I was reading an extensive research by Bank of America on Friday that indicates the investors are rushing to Texas for investment. The top cities for investment in the country are Austin, San Antonio, Houston and Dallas. The number of out of state investors buying second home or investment home in Texas specially in these cities have increased rapidly.
The research was very extensive, but the result speaks loudly of great business in Texas. Texas will be a great place for rehab investors since they can increase the value of their investment while making a good return on the leasing. I work both in Commercial and residential market and all the lenders I work with (over 40) are very lenient to lend in Texas. As a realtor, I can tell you both residential and commercial properties that are priced reasonably don't stay on the market for long.
In any case, good luck with your investment. My motto is invest wisely and safely.
Best Regards,

Frank in TX
