Newbie soon to be pulling the trigger on 2-4 unit's as soon as I find the deal for me. Was curious...not including debt, is 100% gross rent X's .65 to .60 = NOI a good calculation for all expenses? Thanks y'all.

I agree...my question was similar to my hypothetical; using leverage to your advantage but not too much...your typical 20-30% down.

$560K property pulling in $4K a month...umm, I don't see that anywhere on any available source app.

Also, $560 debt is only about $35K annually without insurance.

I'm as green as they come...just stepping away from the stock market and going all in into the MF game.

Curious; with those type properties are you putting about a third down? So say anywhere from$3M to $7M?

...and with those IRR expectations, say your mean is 16.5%...are you walking away annually then with anywhere between $495K to $1.155M...?

Question; just starting out with two 4 unit's total of 8 unit's...would you recommend transferring into an LLC or depend on your insurance being secure enough and leveraged enough to where there's not much to come after...?

Hypothetical...

4 unit's $1,250/door gross rent monthly

= $60,000 gross annual rent

60,000 x .65 (total expenses multiplier) = $39K

$39,000 - $27,000 (debt) = $12,000 net income

12K / 12 mths = $1,000

$1,000 / 4 doors = $250/door net

Is it possible to net over $250 per door in Texas...if so, whereabouts? If not, what is a general approximate?

@BrandonTurner talks about $150 net per door in his properties usually, but his gross rent is like $700/door. Who in San Antonio can tell me approximately what they net per door? Is $250/door outlandish on $1,250-1,300 gross per door?
