@Scott Smith I appreciate your response, thank you! After reading all this, I felt I owed you a retainer. All kidding aside though; what seems to be the core values in an approach to asset protection...these 5 pillars you've pointed out went right into one of my specific spreadsheets of compiled personal data as I begin this REI journey.

So it's appears that every investor has and will have a specific approach to him/her/them based upon many parameters; whereas now I see it's not an obvious generic approach. Thank you for this! Cheers.

@Kevin Wood I appreciate your response, thank you! Now THAT'S the expeditious route I'm interested in laying out before me...congrats on your 130 units in 3+ years!! Typical Navy DNA dotting all i's and crossing all t's; I have many spreadsheet's of compiled statistical data breaking down every category beneficial to a potential market I may be interested in. You know how it is though...your first deal prior to it, you're picking everyone's brain for any potential useful intel before you pull the trigger. If I'm ever near your way, I'll reach out. @Brad Larsen I appreciate your response, thank you! You shared a great behind the scenes scenario which makes soo much sense and i can see this becoming an annual situation. I do have question though; what if your market is increasing rents at a percentage annually much higher than your 2%...have or do you follow the trend or do you stick to just 2% annually?

@Brian Garrett I appreciate the response! Initially was only considering a conventional lender...typical bank/credit union; but perhaps I should look towards a private lender. Is that what you're referring to? Generally though, is it true that with a private commercial lender, your terms are more hard pressed?

@Michael Ealy I appreciate the response and seasoned knowledge, thanks! My thoughts exactly, but if I can p/u an 8-12 unit to not only just get my feet wet but all my limbs right off the bat, the time gained would be beneficial. Same concept...cash flowing currently, but with much potential to invest some cosmetic funds and increase its appeal and value. 

Congrats on the 1,000 units!! If I may...do you currently hold 1,000 units or have over time bought & sold 1,000 units?

I would prefer to start out with 5 +plus unit's, but my net worth is basically just that $250K...any suggestions? ...or will I need to begin in the 2 to 4 sector? If commercial, I plan on to include a notable management company into my expenses. Thanks!!
