It is still being modified but as of now, they will be limiting the density of STRs to 1 out of every 8 houses on each block face--if you don't get grandfathered in. In order to get grandfathered in, you need to be registered with the city before the ordinance goes into effect. Registering with the city also means you will need to start paying the City and County hotel taxes if you haven't already (around 11%), AND if you have already been in business they are saying that you will be charged the back taxes along with a penalty and interest. This is still fluid, but as of now, this is what the ordinance is looking like to be voted on.

Hi Jason,

What type of property do you rent and would you mind giving me an idea of the area.  I'm trying to familiarize myself with San Antonio as much as possible using Zillow and Redfin. There are so many great areas like near the military bases, the Alamo, Downtown, Sea World, etc to invest in that I'm overwhelmed. Should I start off with a one bedroom condo, a 2 bedroom townhome or a 4 bedroom sfh? Just a lot of options out there.

I like to look at home improvement and home builder stocks for a sign. So far Home Depot, Lowes, Floor and Decor, Lumber Liquidators are holding up strong. Home builders have pulled back to support levels and I expect a big bounce in the next month. I think the end of the year and next year are going to be strong for real estate. As long as the government gets out of the way and let the free markets work, we will be ok. If the government decides that everyone has to own a home, and it is not going to happen under Trump, then we'll have subprime mortgage 2.0.

That said ,,, perhaps   Trump was pushing so hard for the Steel tariffs since his family has accumulated a s__t load of properties in Pittsburgh ,, Steel capital  USA  , again just kidding .. but ........

Can you imagine our economy if we would not had aborted over 50 million fellow Americans? We would not need illegals for cheap labor or to fill rentals.

This is not going to be just another mall. The American Dream Mall is going to be a retail theme park, including 2,000 hotel rooms. The developers say that the retail theme park will attract 40 million visitors per year( they are going to have to sleep somewhere - can you say short term rentals bonanza!), with attraction such as an indoor ski slope, water park, skating rink, aquarium and a submarine ride. It is going to be a destination, not just a place to shop. Master communities are going to be build around it. A rapid transit system will be needed. This is going to create over 10,000 jobs. Florida is know for its theme parks and this is going to be a big one in South Florida, especially when the Brightline train connecting Miami to Orlando is completed.

Hi Amanda, in 2016 we applied for a HELOC with Suntrust Bank. Our home was appraised, without a physical appraisal, at $325,000, minus our $45,000 balance on our mortgage times 70% LTV and we got a $196,000 HELOC. We bought a condo that we rent long term and now are looking for another property to buy with the remaining balance. HELOCs are fantastic!

Hello Travis, from your experience as a STR, do you own condos, townhomes or single family homes? Are there issues with existing neighbors opposing STR? I know that it would bother me if a neighbor turned their home into a STR. An investor bought a home in our neighborhood and made it into an assisted living facility much to the chagrin of the neighbors directly surrounding the home. What size are your properties? Two bedrooms or larger?

Hello everyone. My son and his family live in San Antonio. Every time we visit we have to rent a hotel room. I want to buy/ invest in a vacation property that we can use as a short term rental. Currently, our budget is $100,000 which is our HELOC balance. Any suggestions as to the popular tourist areas that would make a good investment? My wife and I are going to visit in late July or early August so I would like to connect with a realtor or investor in the forum that can work with us in finding a property. We want to eventually move to SA, so we plan in buy more properties in the future. Thank you for your help.

Russell, I noticed that you are in Apopka. How do you like it there? I want to visit that area, Clermont, Mt Dora and invest in a couple of rentals in an up and coming area.
