Florida is a great place for RE investing. Will the possibility of higher corporate taxes, a state income tax, free healthcare, $15 minimum wage and making Florida a sanctuary state impact real estate investing and real estate values in Florida?

I stopped subscribing to Seeking Alpha a while back because they gave contrary commentary and analysis. I bet they will have an article next week about real estate prices peaking. One wild card that I posted yesterday here on BP is, what will happen to the stock market, housing market and global markets at the POSSIBILITY of a U.S President and Supreme Court Judge being impeached? Wallstreet is irrational and they trade based on "whispers" and future guidance. If the Democrats win the majority on November 6th, what will happen to the markets Nov 7th? The Democrats don't have to impeach anyone, just the thought and possibility of impeachment may be enough to spook the markets.

How will the possible impeachment of a US President and US Supreme Court Judge impact the stock and real estate market, not to mention the global economy? It is said that when the U.S sneezes, the rest of the world catches a cold. So what will happen to the global economy if the U.S catches a flesh eating bacteria? Just thinking out loud.

The stock market is not the real estate market, but homebuilders are behaving very similar to how they behaved from 2005 thru 2012. Look at any homebuilder, (Tol, KBH, LGIH,Etc) chart pattern and you will see almost an exact pattern when they peaked in 2005 and three years later real estate crashed. This time, HB's peaked in  January 2018 and have been declining since and they are going even lower. Will there be a crash or just a small pullback like 10-15% in the next 2-3 years? No one knows. I'm sure most of you are finding great deals, but I have not been that fortunate here in Miami so I'm just staying in cash for now. I'm actually doing extremely well in the stock market by trading Options and collecting income by selling Puts and Call Options which are a lot more liquid then rental income and this is working for me. All this is my humble opinion and every at the end has to do their DD and do what's best for them.

This is what I'm talking about. Real estate prices are softening. It's a fact. This is great news because we'll be able to buy properties much cheaper next year or two. As a disciplined stock investor, I wait for prices to come to me. I never chase stocks. Same goes for RE.

I am definitely holding off buying real estate for now. There are too many signs suggesting that the Seller's market has peaked. I'm noticing homes staying on the market longer and have seen more price reductions here in Miami at least. Stock prices of home builders like Tol, KB Homes, and LGI Homes peaked in January of 2018 and are going much lower, plus US Housing Starts "rise less than expected". We can not prevent economic cycles and a recession is due within a couple of years, maybe even next year. Housing Starts is a very good indicator, since 1965 it has never been wrong predicting a recession. Zillow stock has dropped 27% in two months. Revenue is down. Shareholders are not happy!

Miami Beach Mayor Philip Levine is very hostile towards short term rentals, AirBnB in particular. He is running for Florida governor. If he wins, what impact will he have on Florida's short term rental market?

Jason, that is awesome information! The HOA's are definitely going to play a big factor in my decision making. I think to be successful as a STR one has to stand out from the cookie cutter crowd. The key is to find a niche, like near that gun range, and to provide a "wow factor", like an in ground pool, game room, near a park, a natural preserve, etc. I have visited Airbnb.com and looked at a lot of properties for rent and many look alike. No wow factor. They mostly must compete on price if they don't have something special to offer guests, other than decor. I believe that in the hospitality business guests are looking for an "experience" not just a room and a bed. This is just my opinion.
