Hi @Aaron Kim, glad to hear you are eager to jump into real estate investing! 

I am curious to hear if you have capital to put towards the investment or not?

Getting trusted and knowledgeable people to join you can be a good idea as long as you guys have the same outlook/expectations. I wouldn't just jump in with anyone especially if they will be more than a silent partner or essentially an investor in YOU.

While there still is some potential options for you, especially if you have some capital to put towards it I would still recommend setting up a long term plan for yourself to make this easier and more efficient in the long run.

If investing is something you see yourself being interested in for the long term then setting yourself up for that makes sense. Getting income on the books and/or working on your credit is going to help you regardless of what you want to do.

Hi @Jared Aellis, happy to hear you are looking to start your real estate journey and thank you for your service! I definitely agree with one of the other comments stating it would be helpful to get a long term plan in place. There is definitely beneficial ways to maximize your VA benefit in a way that most people unfortunately do not.

Do you plan on investing into more real estate?

Have you talked to multiple lenders?

Hi @Katelyn Whitfield, I think your goal is definitely great but just seems like you need to make some revisions to the plan. A once very successful real estate investor who in the end lost everything told me the best advice he could give was "slow is fast". You are 25 years old, there is no need to rush into anything. I think developing a realistic longer term game plan would pay dividends in the end. 

I would start doing what others have mentioned and working on some of the most important things to get started. Best places to start would be increasing your knowledge by reading on sites like this, YouTube videos, books, and just straight up research. At the same time I would set some goals for yourself regarding your finances and credit. The finances and credit are going to ultimately be the back bone of the whole plan. 

You would be surprised on how quickly you can make things happen by sticking to a realistic game plan and working towards your goal!

Hi @Marcos Carbi, I may have the perfect solution for you. Can potentially pivot the loan structure into a renovation loan to address the roof after closing that way you can have the costs financed and resolve the immediate issue. Some agents will be able to recognize this an adjust premium to the after renovation standing of the house.

With your current situation I am curious to hear more about the details of your home. Maybe we can figure out a way to access some equity from that. Even if it isn't right now, might be good to set up a plan for the near future.

Aside from that you could always reach out to any of your contacts to see if you can make an arrangement with a partner. Them putting up the money/you doing the managing, or something of that nature.
