Looking for an answer regarding renting other units in a single family house and why inventors do not utilize this much as it seems 

Curious what anyone knows about regarding a USADA Loan. Surprised to find out that my area qualifies for a USADA loan -- a lot of benefits it almost seems too good to be true. 100 % financing and in Turner's book he said that it was an option -- 

but unsure if you can rent other rooms in a single family house (didn't get the impression you couldnt in Turner's book) but the USADA site says you cant rent out a rooms under a USADA loan "right away" -- whats the legal rule?

I am struggling to analyze deals on excel spreadsheets. It is not so much the math or computing the numbers rather it is finding accurate numbers to crunch. For example, estimating utilities, PMI, CapEx Debt Coverage Service Ratio, Insurance, etc.

Is there a video/guide regarding where to look for these investment factors? I am inquiring about finding the numbers not computing them.

That's awesome Jonathan. The attorney can be such a crucial part of the buying process. Focusing on real estate in law school must translate in some ways towards investment properties? 

Would a real estate attorney have some sort of knowledge and leverage throughout the investing process? Any books or links for how to utilize a law degree for investing? Do real estate lawyers not typically divulge into real estate investing? 

How could I utilize a law degree to invest in real estate? Planning on attending law school and would love to use a JD towards investing in real estate? Besides annual income, how do lawyers utilize their knowledge and doctorate degree for investing? Any books or things to search regarding this concept?

I am looking to house hack soon. I am struggling to put together a comprehensive criteria list. Are there any good links or tips that I could utilize to put together a strong criteria list? I am under the impression that this is one of the most important factors regarding the investing process and vetting properties. 

I feel as if I do not have enough checklists or ways to eliminate houses from my criteria.
