Looking to connect with small bank or private lender to fund construction costs of spec homes in New castle county, kent county, and sussex county delaware. Have multiple lots under contract with developer carrying note. I have enough cash and credit to complete 2 homes, but would like to start more at different phases to leverage my material and labor pricing.

Jack Clough and I are very pleased with the outcome. Although we were slightly over budget we were able to hit our target on scheduling given the scope of project and amount of unforeseen conditions we ran into through the process. Anyone have experience with new construction lenders in New Castle County / Sussex County, Delaware if you already own the land? What are their typical terms?

 Guys who are kinda the jack of all trades, can do flooring, kitchens, baths, drywall. Where would you recommend advertising?

Hello, this is my first post outside of my new member introduction so go easy on me regarding format and if this type of post is allowed here. But as you see in the title I am having a very hard time finding good and reliable employees. I have put help wanted signs in all the local grocery stores and bulletin boards, and ads on Craigslist but have not had any skilled contractors come forward just people with little to no experience. I have all the sub contacts I would ever need but building a large in house crew is proving to be a challenge. As contractors where or how did you guys find your employees? Any advice is greatly appreciated

Hello, I discovered bigger pockets from a subreddit on reddit.com. I am a general contractor based out of Wilmington, Delaware. I also do a lot of work at the Delaware beaches. I have managed many new construction projects and flips, but have yet to buy an income property of my own. As my business grows along with the capital to begin investing I want to get into flipping houses and buying land to build new homes. I have little experience with real estate except purchasing my own home and business location. I hope to find all the information I could ever need to get started through biggerpockets.
