Hello, BP world I recently closed my first multi family investment,  in August here in Los Angeles. It's a triplex with approx 2200 cash flow.

One of my tenants ,the 3bdr unit started calling me to complain about one of her Co lessee #1. Her complaint her Co lessee#1 is smoking meth in his room and allowing his boyfriend to stay there.  They are possibly selling drugs.

These tenants also worked together.  She informed their  job about drug use . He (co lessee#1) was fired from job.

I originally advised her to call the police if there was anything illegal going on. 

This was a couple of weeks ago.

Her latest complaints, the police was called a couple of times they've done nothing.  Co lessee#1 is not helping with their bills.

She has stated Co lessee #1 can't pay the rent coming due.

She and Co lessee #2 can pay full rent due on the 1st. But she wants co lesee #1 evicted.

All 3 tenants are on lease. I have left several message for co lessee #1 , no return call.

I'm seeking advice suggestions on what my next step in resolving this? Can I evict just one lessee?

Hello Kevin and Welcome, I'm also kinda new at this , I just closed a triplex deal on Friday as my first investment,  wictch was great going into 38th birthday  for me.  In the last two years I have added 300 to 500 Sq ft. To 3 different houses, my own my parents and a friend.  I have priced construction, and in in Los Angeles you're looking at $125 to $170 per Sq. Ft. + permits.
