Hi Kenneth , near Culver city or in Culver city, either way sounds like a pretty good deal, I think your numbers on are rent are low, I'm in mid city LA. and rents for this area wich is Culver city adjacent rents are over 2000 for a 2 bed. I would say 2000-2400 depending on condition and square footage. In the city of Culver city they are a little bit higher. (Schools District)...
I also think your construction numbers are low, unless you are doing work. In LA right now construction is about $ 200 sq ft. Or a little higher. You should have a contractor give you a rough bid.Here's an example I'm in the process of converting my garage to a 1bd apartment will be adding about 100 sq ft to make layout work. I still have not decided on contractor, however I have gotten rough estimates between 40 to 70 k.
I have spent about 5k in blue prints and plan check so far..

Hi Troy.. I have a couple of section 8 tenants, been dealing with a few years what do you want to know? Any specific questions? I assume you know or have read basics, money is always on time. Sometimes not the best tenants, but that depends on screening, unless you inherit tenants. I had to evict a tenant a couple of years ago here in Los Angeles ,my first eviction . The tenant knew the system (process) I had no clue. I got an Eviction attorney and at the end of it all, I felt like I got screwed. In retrospect wasn't as bad as it could have been if the tenant was not section 8. Section8 paid rent through the Eviction process which took about 5 months. I missed the $180 a month for that period which was the tenant portion of rent. I would of lost entire rent of $2100 non section8 tenant for that period.
In my experience section 8 office does not really help landlords, when I have called or sent emails to case workers assigned to family in my rental units, they dont reply to emails or messages. I was lucky enough to catch them on the phone, I asked if they could counsel tenant regarding late payment and inspect unit for cleanliness. I was told to seek legal help.(I asked, I didn't know better)

Hello Tyler, in my experience sec 8 comes everything mentioned above, the positives money is always on time, sec 8 portion. If in case you ever go through an eviction , section 8 will continue to pay during the period of an eviction up until tenant is out of your unit. The section 8 tenants I have dealt with need training, meaning set expectations and stick to them..
