Hey BP, 

I would like some input on this design. Any suggestions, tips or tricks? First time sending post cards.

FHA loans are for residential properties, a property that is zoned for both residential and commercial use can not consists of more than 25% commercial space to qualify for an FHA loan.

So, Im not to sure how I would proceed with this specific situation( not that I have done anything yet)  

Today I passed by a house, which is in an upper scale neighborhood that i have noticed a few times before. it has been under construction for a LONG time. Mostly in parts.

Foundation....

outer shell(block), window framing...

Roof...And thats it. 

Its now up for sale.

Asking price 599k

Im not sure if the house is already divided inside( kitchen, rooms, bathrooms, etc)

and this makes it very difficult to comp with other homes

It is sitting on a 1 acre lot, as are most other homes around it. 

it is very far from being done( just block shell and roof), but houses in the neighborhood sell for 7 figures. 

I would not be able to do anything with this property myself, but it seem like a great opportunity for someone as an investment and for me to learn and gain some experience.

What would you guys suggest I do?

@Tiffany Plovie my plan right now it to flipping properties,and eventually expand into buy and hold properties for steady cash flow purposes.

I want to make a career out of real estate, and slowly go building up a successful business from it.

@Michael Lemieux I have been listening to the podcast for a while now, as well as reading through the forums. which I will keep doing to learn as much as I can. I just need to get over the analysis paralysis and get going. I am thankful I found BP early on. Knowing theres a place to ask actual people questions is a great motivator for a new investor.

Hey Biggerpockets community!

I have been browsing Biggerpockets for about a month now and I think its finally time to introduce myself.

I have always been very interested in real estate investing and am dying to get started, but I am having a hard time actually doing it. It feels like I don't quite have the knowledge yet to actually go out and invest. But, I finally realized that I can't possibly learn every single thing there is to know when it comes to investing and that on the field experience is key to being successful in real estate and every other profession there is.

What I do notice is that the market here in Miami seems a bit over priced, which means I would have to go somewhere that the numbers make sense.

Which brings me to my first questions

As professional investors how to do you guys know where to look for deals? What resources are used, if any.

What Ive been doing is looking at properties everywhere, different neighborhoods, north, south, east and west. Looking for an area that seems like a nice family neighborhood, with reasonable prices and houses that can be picked up to fix and flipped.

I also just get in my car and drive, write down addresses and look up home values in those areas.

Is this a good method? Or a waste of time

I don't want you all to give me a specific place in south florida, but for some insight on the way I am trying to do it and some ways to improve on it.
