Congratulations, im also a SoCal Native. The numbers are though to pencil out here for BRRRR, although the occasional property does come up.

The way I was able to make my first property work was buying with a low down payment as owner occupied and added value. In my case I renovated the house, added a second unit (ADU), moved out and rented both after a few years. This helped put less money upfront, lower interest rate at a long term and save on the renovation by doing/managing the majority of the work myself(Im and architect and builder at my day job).
