Personally I have found that it is best to take a morning and literally walk every isle of a supplies place with a notepad. I took the style of home I was interested in and the size of each room and went a priced what it would cost to rehab that property. I found this to be very helpful in pricing materials and what may work for each specific property ( granite, laminate, builders grade  and so on) 

I personally have seen the biggest price variance in labor cost for contractor.

I have been looking around and trying to find a good spreadsheet so I can get my dad some numbers on how the flipping business works.

I have some phenomenal sheets on rental potential properties showing cash on cash, appreciation, pre- tax and after tax benefits, and that whole lot but I am yet to find one that effectively shows numbers for flips.

Any input is appreciated!!

so I am relatively new to the site and I love following the stories.

My father and I are looking to help make him some extra money so he can retire early as well as set me up for the future. I am 24 with 2 rentals already and he just has a ton of land and a home. We have discussed the options of buying rentals or buying and flipping. I am a full time licensed realtor in Alabama and have full faith in market knowledge and such. 

Need input on whether to go with more rentals or to try and flip some together( I have done one myself). How do I explain the benefits of one with him being able to understand the logic behind it.

I tend to consider myself a investor friendly realtor. I have attended seminars with investors and also have developed worksheets that compare everything an investor could possibly want to know. I tend to find that these types of tools I have available make myself more marketable to investors and also to older buyers and sellers because I also know the rules regarding 1031 exchanges and such to avoid hefty taxes on these properties.

The USDA office has given no official date for the ending of the program. @Aaron Norris 

I probably closed ten transactions of young people/families under the age of 24 using this program.

It impacts everyone to be quite honest. It mainly helps people who have good credit, but no money for a downpayment.

I can speak to this topic in depth. In our current market in Tuscaloosa AL, USDA has approved 100% financing since the Tornado in 2011. You should see a massive increase in home owner activity and interest in purchasing. Typically about once a month, I will post a Facebook Ad detailing the high points of the program and I typically receive about 100 comments/messages in about 2 hours. 

This will greatly increase your ability to expand your clientele.
