Hello Everyone, I wanted to ask you yall if you can connect me with a fix and flip lender in Atlanta that'll work with a newbie. Also if you know and Single family developers that would be open to collapsing with a newbie. Appreciate the help.

Hello to whoever is reading this, 

My name is Fornati and I am an aspiring investor looking to acquire an investment property in the Atlanta and or the Charlotte area. My mid-term goal is to develop small multi-families in these markets but in the short term, I'm aiming to acquire a couple of cash-flowing properties to get my feet wet and also to have a track record for when I start seeking investors for the development side. The strategy I am planning on implementing in the short term is to purchase an SFH and add an Adu or do a garage conversion. With that being said I would very much appreciate any information or connections that can get me closer to my goals. So If you have or know anyone that's had success with the SFH & ADU/garage conversion strategy. Or if you are or know a developer that's done or is doing small multifamily development in theses areas I will greater appreciate a connection. Even if you just have information that you think would help me on this journey I'll greatly appreciate it. Thanks for your time.

This is very good information, thank you for the post. I happen to be a new investor that's gearing up to acquire my first property in the Southeast market(Charlotte and Atlanta) and multifamily was my target, however, I have an open mind and I am interested in what you would suggest as the other ways of getting the 1% rule in the South (which is still achievable).
