@Jacob Coates welcome, and id say the best best thing you are doing is forming a plan, and starting ASAP, thats one of the biggest parts of investing. first off, ill ask where you are currently deployed, and how that is going to affect you next 3 years investing. if you are in the states, this wont make things as difficult, however if you are overseas, i personally would be reluctant to get my feet wet by proxy, unless you have someone experienced and dependable to help you. i wont give you the whole wall o' forum post, so why dont you tell us specifically what you are most interested in, what questions or concerns you have,and how your business plan is coming along.

also the gambling aspect was intriguing, i assume you are talking about counting cards? while i can say its possible, in modern casinos its a lot more difficult to win at any gambling game than it used to be. im not going to give you a speech about it, but i am curious as to what made you decide to take this route rather than focusing fulling on your investing.

hey all im looking at a house and intend on making an offer for it, i will be making a seperate post for that shortly, but i had a question first. I was wondering what the general cost of an addition at ground level to the existing structure would cost. This house is smaller, 2br 1 ba 940sqft, and i was looking to add space for another br/ba ~300 sqft??

this is more an out of curiousity issue at this point, as i intend to move forward, just interest in if it would be cost prohibitive to add for an additional $150 or so in rent/ added value if sold.

Also, i understand that the local muni codes etc are a big factor here, and i plan on calling them up if we get the house under contract, but in terms of labor and construction if there arent any structural conflicts.

thanks in advance. Also, this house does have an unfinished basement, i assume this would be cheaper to finish?? also heard some negatives for having a basement bedroom/bath. Thoughts?

from my research into SBA, you cannot obtain loans for funding real estate purchases. you may be able to get something for marketing etc for your business, but im pretty sure their rules stipulate purchasing real estate is not a permissible use of funds.

hey everyone, i was reading up on a few articles from builderonline today and came across this company worldwide modular. I was wondering what your thoughts were on their product, not as much from an investment standpoint but more of a discussion on the concept.

They have developed a system with a permanent foundation and interchangeable modules build to your desired application. They claim to offer 50% increase in speed of construction and 30% decrease in costs. Their site shows examples ranging from duplex to high rise apartment buildings.

It was rather intriguing when i read through it, and it seems like if you were going with a larger scale project, this may be an interesting alternative for a new development.

Thoughts everybody?

thanks for the input all, there are definitely several things I will look into from this list. As for the $5000 that was going more for the location itself, airfare excluded as I have an arrangement with a gentleman for free airfare within the USA. So that part is covered :) I was thinking the south/eastern coast will likely be the most likely at this point.

thanks for all the input guys!@Steven Stokes I definitely want to move forward with an honest and transparent business plan and keep communication open. So that's a big priority for me. I'm definitely still sorting through what his expectations and goals are, so since this is the initial stage, there is a little confusion. I know that his end goal is to be buy and hold, I just want to figure out how the best way of getting there will be.

Hey all, I have a perspective partner looking to invest $20k in the next few months, and is wanting to get into real estate. He wants to get into buy and hold, but is interested in partnering up. Right now I don't have the funds to match, but do know the market better and have a solid understanding of the basics. I want to make this work of course but he seems interested in shorter term, which makes me think of a flip, rather than a long term hold partner. Obviously this is his money and I need to work with what he's comfortable with, and he's being very flexible, I just don't know how feasible a 50/50 split will be on a smaller property. If it was a larger balance I could just finance the whole property, but since it's not, I will still need alternative funding

I would be looking for coastal/Caribbean, it's mainly going to be something I wanted to do for my mom, and I've never exactly planned a vacation, (I'm 21 with no kids) besides road trips with college buddies... My budget is looking like it'll be around $5000 for 4 + a 14 yo. I'm hoping for 5-7 days and the less hassle the better :)

The main reason I ask is because right now google is my main source and that's just too many options to go through, lol. glad you had a good trip! How many people did you bring?
