I dont have a part time job, but with the 8-5 I do have, it is hard to get the time because time I get home it's about 6 and I try to do drive arounds as soon as I get off for about an hour or less than go home and makes until about 7:45, 8 (not too late), then look up the properties I just got aaannd take care of some personal things, and trying to go to sleep at a semi decent time(which I sacrificed, right now but definitely is going to be worth it) to go to my J-O-B in the morning, early so I can try to look up some more properties before work.

I've done some advertising on craigslist and such but I didnt know I could actually use birddoggers because I thought we were like in the same boat, but now that I know the difference between the two (thanks to biggerpockets), I will definitely be seeking them out.

But like Rich said, I'm able spend some time on sites like these to gain information, get my contracts in order, and know & understand the process all the way through. Along with the dos and donts of investing.

I just need one or two good deals two leave this place, then, it's on...nothing but up. By the end of the summer, hopefully, no I'm going to be full time REI, maybe even before.

I am so motivated right now that I cant sleep but I cant think what I can be doing right now towards real estate. I feel I'm so close to getting my first deal. I'm just ready to feel the actual excitement of receiving my part, no matter how much it is. I'm just ready to quit my 8-5 and jump into real estate full time, but I'm not going to do that until I at least have my first deal(depending on how much I make :wink: ). I'm a fast learner and I know that once I actually do my first deal, then I'm going to be on a roll, I'm a hands-on type person.

What are some of the things you all usually do late night, if anything at all, or just go to sleep?

Can commercial properties be assigned? If so, are they done the same as residental or how do you go about them?

you said you started out doing wholesaling full time, how did you do that? Did you just quit your job and decide that thats what you wanted to do? Do you come across undervalued properties quickly in that area? I'm just curious to know how you became full time right from the jump. I'm a wholesaler but I have not gotten my first deal YET and I like to hear other people's methods.

:help: How do you make sure you get paid? Because I went to a site that says they pay if they close on a deal you refer, but I didnt receive anything, but I also dont know if they closed. So how is this handled?

Hi, I just wanted to introduce myself. I'm in the maryland area and I currently do not have any deals or completed any wholesale deals. I am looking for my first property but have not been successful YET.

I became interested in real estate because like many others, F-R-E-E-D-O-M!!!!!!!! (financialy, mentally, physicaly). The idea of just waking up going to work all day, then back home to rush and get to bed to do it all over again the next day, was just not working for me.

I'm definitely excited in networking with others and also being supportive.
