Hi,

I wanted to know, can you wholesale properties from other investors, realtors, etc. or can you only wholesale abandon properties and properties being sold directly from the owner? :crazed:

Post: Methods of Looking up Comps

Hi, I see a lot of available properties in baltimore city with high comps (ex. $100K+) listed on here and from other investors, but when I go check the comps, I get comps like $25K and around that, but not as high as the wholesaler's comps. Am I doing something wrong? I know baltimore is doing a lot of redevelopment but I'm just not getting no where near the same numbers when it comes to these (baltimore city) properties.

Someone please help & tell me what I'm doing wrong or am I right, the people are just over chargeing, but thats a lot of properties to overprice, I think I'm just not understanding something.

I've been doing good looking up comps but I dont know whats going on with these numbers. :help:

Thank you for your help, this forum is filled with lots of knowledge. :goofy:

Well, I was told that someone bought the property online and resold it online (wholesaled) without ever seeing the property in person or meeting the individuals. He said he did the contract by fax.

Hi, I wanted is it possible to wholesale online because I heard of it being done but I just wanted to know if it was true and if anyone actually done it before? And how it went? I know all deals cant be done online (and I wouldn't want tooo, thats kinda lazy) but I just wanted to know because I found a possible excellent deal in NY and I wanted to know if it could be done.

Thanks

I am so motivated right now that I cant sleep but I cant think what I can be doing right now towards real estate. I feel I'm so close to getting my first deal. I'm just ready to feel the actual excitement of receiving my part, no matter how much it is. I'm just ready to quit my 8-5 and jump into real estate full time, but I'm not going to do that until I at least have my first deal(depending on how much I make  ). I'm a fast learner and I know that once I actually do my first deal, then I'm going to be on a roll, I'm a hands-on type person.

What are some of the things you all usually do late night, if anything at all, or just go to sleep?

I am in the same boat man, I am already an insomniac, and obessive learner, so this has just fed into that 10 fold. I too am so anxious to get out of the rat race. I have NEVER felt right being someone else's employee, and that's not because I am lazy - I am a hard worker, I just always felt I was meant to be an entrepreneur.

So finding this is like I've found the key to this lock around my neck called "The Grind". But I don't have an answer to your question just wanted you to know you're not alone because I still don't sleep as often as I should ever.

I feel the exact same way  I did not come across real estate investing by chance, it was definitely a calling for me, so I'm excited!!! :D

lots of networking and doing things you're not used to doing will take some time. it comes more naturally and easier to certain individuals, so you have to see how well it fits for you.

in order to be successful at wholesaling...selling - it's more than just numbers and reading books. having said that - you can definitely do it - but you might find that in order to get to that level - you eally need to put in alot of time and effort. but if you're passionate about it - the waking up and doing it all over again - will be AWESOME.

Yeah because I'm getting use to networking and going to meetings now.
I dont mind the working, I mean the 8-5, I just dont like being confined to one area and being told when I can eat, for how long, and that sort of thing, we're in a high rise building, so when i look out window it's so pretty, it makes me feel like a caged eagle . I am passionate about this, so I know I have to do what I have to do. I'm exciting about getting off from my 8-5 and the weekends because then I can get to doing what I really want to do  REI.

Thanks noob for the added motivation. How long have you been investing?
