Does anybody know a local appliance repair guy? I have two refrigerators that make ice but do not dispense water. Assuming solenoid?

You are all accurate. I've been watching all these counties, plus Passaic County like a hawk for the last couple of months... and it's super competitive out there. You literally have to get to the property within 3 days MAX to get a shot at these entry level properties. That being said, if anyone has any contacts with a reliable wholesaler or an individual with an off-market deal available, please keep me posted! Hi all,

For kitchen cabinets and installation I am looking at the best bang for your buck options. It's for a rentals Kitchen that is about 10x10 on the South Side of Bloomfield Ave, in Bloomfield... The unit is in the $1,100-$1,350 price range, but I do covet quality. I was looking into Home Depot to possibly measure, plan, and install cabinets. I have to look into the line of cabinets above Harbor Bay, as they don't have the best reputation, and I only want to do the job once in the next 10 years. 

If possible, please provide any well priced, responsive, and responsible contractors and companies or your experience using Home Depot's contractors to install cabinets.

Hey @Jordan Gregg,

I closed on a 3 family house on Grace St, Bloomfield in early December, and your estimated numbers aren't far off. My units all need TLC but rents are $1,100 (2/1), $1,200 (1/1), & $1,500 (2/1) with room to grow since I inherited and kept the old tenants. With some TLC and updates these units should be able to get at minimum $1,500. Obviously, the sweet spot of Bloomfield Ave is between Valley and Grove St, and on the West Side of it. I truly feel like you can't go wrong in that area, because renters want to be in that downtown area. Good luck!

Yes, only 1%, but this was a flip and those two months do cut into my margin. Again, if I was asking for the full $20k, the judge would absolutely tell me to shove it, but I am just asking for two months of overhead. Essentially, the cost of the house being off the market with bills to prove it.

I appreciate the feedback and honesty, I still feel it's worth taking a shot. This may just end up being a very expensive lesson in holding the Buyer's side more accountable, more frequently.  As mentioned previously, if those checks and balances would've been in place all along, you wouldn't have gotten this far.  The deal would've collapsed earlier OR you woud've had a stronger case (more proven evidence) to keep the money.

I 1,000% Agree, and will make sure my contracts and rider's are bullet proof going forward to avoid this situation!
