I was just informed by my newly hired property management company that I have major foundation issues at one of my properties (walls starting to cave in and bow inwards, according to their report).  The price I was quoted to fix this issue was 11k. This is my entire down payment for the home which was bought 2 years ago.  

So here are my concerns... Why was this not found during the inspection? Could this really happen in 2 years in a  100 year old home? Is it worth it to do this repair and if not what's the alternative? Welcoming all input especially from property owners in Buffalo Ny.

I got two quotes from different companies for the siding. It's going to be minimum 11,000 dollars so I am definitely not doing it. Will start looking into painting instead.and yes I will be going with a professional company.

 I figured it might be cost prohibitive but if  were say $500 for lawyer fees it would be worth it because it would cost me probably close to that to travel to buffalo, take off work, etc.

Hello BP community!
My husband and I will be taking our former property manager to small claims court. We'd like to sue him for about 2k, maybe more. Any suggestions on how to go about doing this? We would rather not make the trip up there and have someone represent us.

Do i need a real estate lawyer (or a different kind of lawyer) and if so can anyone recommend one in the Buffalo NY area? Anyone have experience suing their property manager? thanks in advance!!

@Vanessa Jones i started out by purchasing a 2 family rental property in Buffalo NY, where i went to college. The properties there are very cheap and the ROI is high. I just needed to save up about 15k for my initial down pmt which wasnt too difficult. Im still nowhere near my goals, i only own two rental properties but looking to purchase another one soon!

@Vanessa Jones my intro to real estate investing started after reading "how to increase your financial IQ" by Robert Kiyosaki. Its an easy read and gave me some good ideas! good luck!

@John T. interesting...in Buffalo i tried to stay away from anything with wood. More maintenance. 100+ year old homes ...probably really depends on the area.
