Problem solved. They're moving out. I had the tank pumped 3 years ago before they moved in. It's an 875 SF house built for no more than 2 people. They'd rather move and pay more rent than make the kid grow up and be an adult. 

 I appreciate your input. Thanks!

Thanks for your input. I have spoken with the tenants and they will let me know if they'll be moving out.  They're on a month to month now. As suggested I was firm but nice. If necessary I will take the next steps once the stay is lifted.

Very desirable community and renters are mostly on Social Security and pensions.  I don't see having a problem renting the house.

Just found out tenants moved in their son (over 18) 2 months ago. Lease says no more than the original 2 tenants.  55+ community with covenants saying underage visitors no more than 14 days. I bluffed and told them he needs to move out, but do I need to formally evict just the son? With the current rulings I assume I can't evict him until this is over. I know, I should have caught it sooner, but they're the kind of tenants you only hear from when something breaks and unfortunately for them (and me) the septic backed up requiring my attention.  Tank was pumped 3 years ago before they moved in and I'm sure having an extra person on it didn't help.  I have water damage to the laminate flooring in the hallway.  Do I take it out of their security deposit?  They're on a month-to-month at present, slightly below market rent.  Perhaps I should just suggest they might want to move to a more suitable dwelling.  They're crammed up in less than 1000 sf.  What to do?

Your mom is too young to get a HECM (reverse) mortgage.  She has to be at least 62 and has to have equity in the property, neither of which is applicable.

My DH and I are half owners of a property in Newton, NC, which we wish to sell. His sister is also half owner and does not wish to sell. Our attorney informs us he can get a judge to order the sale if we present an acceptable contract.

The property is 9.27 acres zoned R20, 2 houses per acre, all cleared with water and sewer, on a paved road and adjacent to a fully developed subdivision. There is a house at the back of the property that would be an easy conversion to a duplex. It has 3 bedrooms 3 baths, kitchen, formal living room, den, 2 car garage upstairs, and 2 bedrooms 1 bath, den with rock fireplace, kitchen, and garage downstairs, connected only by an easily closed-off stairwell.

The house was built in 1968 and has not been updated since (think orange Formica). We are thinking in the $250K price range. Where would you list such a property? Is Loopnet a viable selling tool? Thank you for any suggestions you may have.

Paint the siding cream or light gold, shutters and door black. Leave the brick alone. It'll make the house pop. Right now it's just a gray house in a gray area and probably invisible from the road, incredibly boring.

Just joined, looking forward to purchasing a rental property or two in Ocala, FL. First we have to survive my SIL getting a reverse mortgage to buy out my DH's half of the house they inherited. Apparently nobody in the Newton, NC, area wants to do a reverse mortgage for a 75-year-old woman...at least she's getting no cooperation. :roll: Once we finally get through that, I'll be on here asking questions!
