@Chris Seveney That's a good resort but a bit too far from us, we are in the Pocono Mountains area. 

@Danielle Price If that is the only issue i would just ask him to take you off the search and tell him that you'll contact him when you want to go see something.  

@Danielle Price Is there any reason why you are not the one looking for a property and wait for your agent to do so? It's possible that he has you on his search list in the MLS and sending you what comes in.

You know best what you want and it only makes sense for you to try and find the deal and not expect a deal to be brought to you.

I never expect my agent to take me on trips for hours showing me houses and hoping that i might like one. That's a waste of my time and his. I search for my properties and let him know what i'm interested in.

Regarding the lender i would shop around, get a few different quotes.

@Kelly Tucker In that case counter offer at 160K and have your agent mention it's the last and best offer.

@Kelly Tucker First and foremost what is the max price you want to pay for this property?

If it is 150K then reject their counter or let it be and wait it out until it drops again. If it's more then name your max price and have your agent tell them it's the best you would do.

@John Vietmeyer That shouldn't be an issue, it would be a problem for you if the appraisal came back lower than your offer as that means you would have to put money from your pocket in the deal. Who is saying that, the asset manager? 

What i am curious is how/why an appraisal was done before a contract was signed?

@Keith Motola Welcome to BP!

As it stands the tax appraisal means nothing and so does the Zillow estimate. You need to run property comps in that area and get your ARV. Best idea would be to contact a RE agent and ask if he can run the comps for you(it's always good to have an agent on your side) if you can't find real data to calculate the ARV yourself.

@Mitch H. When was the last time they/you cleaned the lint traps and pipe? It wouldn't be the first time a lint trap caused a fire and that exhaust smell might be the start of that.

I'm not a HVAC expert, this is just an idea for a possible issue.

@Max T. Out of curiosity how much did you end up offering and for how long is the property on the market?
