i have mailed absentees they are hit and miss. i prefer to mail less make more any suggestions probate? ect

Scott, I have a question. Do you do any rehab or do do you sell as is on the mls Like Mike Quarles. What percentage of market value do you buy at and what % of market do you sell at? What is the average home value and profit per deal in your area? Mike is 100% I have to start selling my deals on MLS for bigger profits.

Marie Poe your 100% on the money. Michale Quarles preaches the same thing. More pool of AS IS Cash Buyers on mls. I rather make $20k then $5k. My question is do you close n the deals if so how does the hard money work on the deal?

I read about marketing to property owners who have served eviction notices. How do you find these list or notices. Does any one here mail them?
