Fire the agent immediately and interview new agents. Tell them in advance that you are an investor and will often offer low. There are so many agents don't waste your time with anyone who will not do what you ask of them. I am a RE Broker in CA so it's easy I just write offers for myself. You might want to consider the same. The liability risk is very low if you fully disclose material facts. Good luck!

@Raymond Wai  The kitchen size wasn't changed, but the after pics were taken with a wide-angle lens.  I take all my after pics this way, as it makes it easier to see the entire room in a pic and it makes everything look bigger.  The "before" pic makes it look smaller than it is, an the "after" makes it look bigger than it is.

@Alex Shin  I have been asked to flip several times in the LA or OC area. It's not too far away from where I am.  I know there are a ton of flippers in your area, so there may already be someone doing what I am doing?  Plus you guys have all the celebrity flippers in your area.  If I ever do training or a deal in your area, I will post it on BP's :-)

@Martha Michel It looks like you are local! You should check out my REI group meetings. They are FREE and there are lots of BP members who attend :-) I spoke to 115 real estate investors 2 nights ago and did a video and pic recap of this flip!

@Victor Garcia Cruz The best low-cost way to learn is to attend a local REI meeting and network with flippers and hang out on BP's and network with flippers in your area. Very few of the paid courses are really any good. I meet a lot of these guys and they are just wanna be gurus who are good at pumping people up and getting them excited but you never really learn how to actually do it. That's why I teach hands on inside the home.

@Flor Santana  We took some pics and a few videos.  As I have found, if you want to make a video of what you are doing,  you really have to plan it in advance.  The lighting has to be good, the audio recording and video must be high quality, and this is tough inside a lot of flips.  I am going to start doing more videos of my projects, because I am getting so many people who are asking :-)

@Max Fleissner  These do draw a big crowd.  I taught over 100 inside the home, and turned many many more away, as we had limited room inside the home.  However, if you do multiple similar events on the same day and space them out, you can teach a lot more people.   If I do this again, I will probably charge for it, but it is priceless training to learn inside the home from someone who can teach everything from A-Z and you walk away with the confidence to flip on your own :-).
