Yes, "gift equity" is very common between family members. However, you still need to qualify for the 60k loan. If the loan you are obtaining is from a traditional retail bank, then the $500 application fee seems about right. If it's a mortgage broker, ask them for a good faith estimate and all detailed charges. Hope this helps
