Sounds like you need what we call here in California a BPO (Broker price opinion).  You can either establish a local Broker/Agent relationship to get this done or find a way to just run comps to get an idea of what the home is worth.

1. Cash out at 80 LTV (which gives you 224k cash)

2. Check out nearby home prices.  Compare your house with much larger homes and see if there is a margin in it for you. You might be able to do a remodel and addition to your property and maximize your selling profits.   

3. Sell and move on.

1. Find deals that are not in the market. Go knock on doors if you have to.

2. Your ROI estimates have to be very precise. 5% margin of error.

3. Show testimonials of people who made money based on your deals.
