Holding property in an LLC does provide liability protection but the cost might not be worth it starting out. I also live in CA and have rentals in TX and AZ but I just have an umbrella policy that covers me. The cost is about $150/yr for 1 million of coverage.

I'm sure you will get some great advice her on BP but you can also reach out to a real estate attorney and get their advice.

Deisy P.  Sorry to hear you are facing difficult times.  I am not a female but my wife is and she has been in a tight spot or two like it sounds you are finding yourself in.  She was able to find a partner that was good for her but she kept her chin up and things worked out.  Of course, your situation is unique, but I just wanted to wish you the best of luck and to try and focus on the positives.
