@Fred Conway Hi Fred, the process with Auction.com was easy. They were at tentative. Had a few folks in loop not in house that confused me. Then it went to Title Company and they were attentive. Once funding approved I could not get with property management. ever. title company said they would send email to JP Morgan, Auction.com and cc me. Never did. So I entered through back door that was standing open in my new home. So. I guess we will go again if property right. Good Luck to You. I was registered on a property in Frisco that ended up being more than ARV in entire neighborhood with a lot of rehab necessary.

yes I did. Haven't even used zip file. Been wearing out books. Thanks. Tom

@Damon Armstrong hey Damon. Good to see you in a good conversation. I think they call this a blog but don't know for sure.  If you are planning on using mail outs. You have know way to know how the response will be until you send them out. So go for it. Not sure how postal service will appreciate marbles through their system but I think ink pens or pencils work pretty good. Most of all. "niche marketing, and multiple touches goes a long way".  Keep up the good work.

@Tom ScottHey Tom, There are so many ways to reach your goals in REI. As many have said before, wealth is the buy and hold side, income is the Fix and Flip. If your longterm goal is wealth buy and hold in what sounds like a great rental area. But, if you need some capital to work with, fix and flip a few. LIke You I look at every property to see what would be the best end result and match that to my current needs. You can do both Brother.

hey Family. I have a question for those in the know. I see "Pre Foreclosure " houses on Zillow and wonder if there is a way to contact owners or somebody to see about purchase.
