Dan I am interested in this as well. Looks to me like a lot of these types of properties dont have a hot demand based on price and return. I think these would be good properties to add to a growing portfolio to add diversity. Commercial properties can sit for longer periods just because there are not as many people pursuing them. Definitely do some more digging but this could be a good opportunity to pick up a nice stable property.

From my understanding, Zillow is now a brokerage and now they have to play by new rules. I have read that they are changing their Zestimate to their instant offer price so the price on there might not be what the market value is but what they would pay you. I would expect of a lot of their values to go down

 I think this question all depends on your talents and abilities. Most people hate getting calls at all hours to fix stupid things but your gonna learn what you like and don't like.  But building wealth is worth doing some of those things

As a landlord we are expected to get things fixed right now. its sad that tenants don't always realize that repairmen are limited and don't drop everything for the next call that comes in. I have people complain all the time about not getting stuff fixed in ten min but i always remind people that companies line work up ahead of time and get to our request as soon as they can. I hardly get things fixed in my house next day. 

Here is my question. I'm looking to buy a mixed use building with 6 apartments above a hardware store. I also have an opportunity to buy out the store. Has anyone ever had any experience owning a store? If we buy this building I will own 27 units and I spend a ton of money on repairs. The thought of being able to buy all my supplies at wholesale is very attractive. Can anyone give me some inside.

I rehabbed a 4-plex three years ago. Someone told me that I could sub meter that for $8,000 and I thought that sounded like a waste of money. I tell you what i spent 4 grand on a toilet leak... Uh hum...... I would pay the 8 grand all day if I could go back. It sounds like the guys who have the rented meters still pay the bill and get reimbursed. In my area if a tenant doesn't pay there bill it doesn't come back on the owner.

I use Behr paint from the home depo. I have a paint reward system so the more I buy the cheaper it gets. I use only flat paint for the walls because I can touch up dirty walls without having to repaint the whole thing. That right there is worth it's weight in gold.

thanks you guys. That is exactly the response I wanted. Most of my family would be fine just lending there capital. But if I have people who want part ownership it sounds like the best thing would be to continue to set up an llc partnership. Is there any way to set up part ownership in just one house without using an llc?

So here is my situation. My wife and I own 4 houses and a 4-plex by ourselfs, We have a 50% ownership in an LLC that owns a 4-plex and is closing on a mixed use building with 2 store front units and 4 apartments.

Here is my question. I have friends and family who want to invest with us in our business. I know starting up an LLC for each partnership would be hard for administration purposes. But is a syndication a good fit for adding partners at different times on an ongoing basis, we would be buying SFR and apartments of all sizes for long term buy and hold? I got stuck reading to much info and would love to hear from guys who are doing syndications right now. Thanks
