Hey guys, if you have B of A deals that you need transactional funding for call me. I have been getting the 30 days removed. They turned us down a two so far but have removed on over a dozen files. Those high fee will kill your spread.

The land trust is the only way around seasoning when flipping to exit buyer. You want to be sure to put the property in the trust at the start os the short sale. The short sale will take 2-4 months and thats your seasoning time. You cant run down put the property in the trust and try and close with no seasoning within the 90 days.

CA requires deed on the A to B to be recorded for 24 hours before closing the B to C. This can cause problems if your funding source will not allow the 24 hour recording. Make sure your funding source is aware of the requirment if they dont already know so you dont have your deal blow up at closing from your funder not performing.

I have notice Flagstar funding a lot of deals over the last month or two. I'm surpised with Wells Farg, I wonder if it is certain loan types?? Welss Funded a B to C 3 weeks ago on a closing I funded the A to B. I see a lot of credit unions being used as well.

What?? 6-10 deals a month using option with no seasoning issues?? I'm not saying that your making this up but you need to show some proof if what your saying is true. The FHA 90 day seasoning rule is pretty clear that it is "LEGAL OWNER". Recording the option does not make you legal owner. I fund these deals nationwide and can tell you that 6-10 short sale closings a month is very very impressive. He sets all these deals up as back to back closings? Please share with us if he truly is closing with no FHA seasoning problems using the option. That is HUGE!!!!!
