Post: Detroit REI meeting on Tuesday?

I ended up taking a last minute trip from Florida to Detroit tomorrow and through I'd check with BP to see if anyone can recommend a REI meeting in the Detroit area on Tuesday nights? Just thought it would be worth a quick check.

Post: Wholesaling Inc TTP, Cost Question

I had a call with Skyler about Brent's TTP program today to get an understanding of what the benefits of this are vs. Tom's group. My understanding was that Wholesaling Inc was more of a foundation and TTP is more of a "next-step" to ramp it up. The heavy discount for List Source and the skip tracing was a big draw for my interest. I've been using Agent Pro 247 for leads and Intelius for skip tracing. AP is so-so but Intelius is for the most part AWFUL! Over 50% of the numbers were disconnected and of the remaining 50%, at least half or more were definitely the wrong person. Someone who I respect (from @Sharon Vornholt's Probate Investing Simplified program) is a Rhino member and one of the reasons I gave that group the credibility to start checking it out.

I still have not decided to pull the trigger, but do understand that $50 can be a lot of money if you don't get a return and $5000 can be nothing if you get a great return. Still evaluating.

Not sure if you're still here, but I just submitted the info for a free 10 day trial. They have to do a callback and interview me or something. 

I really didn't like the cheap one I was using (Intelius) because the information was so outdated. Sometimes 90% of the phone numbers i got back were disconnected or belonged to someone else.

One thing I noticed when Googling various sell quickly terms in my area; The Investor Carrot sites look the same: no branding or personalization. If they get results though, so be it. But if it's lost in the shuffle with everyone else, how well can they convert?

Also, semi-side-note @Mike G.: I really like the whiteboard animation you use on your site. Do you have any feel about how well that has helped out?

@Sean Dolan: This has been one of the most useful website threads I've come across. It’s making me rethink my website focus: Mainly whether it makes sense to wait to ditch my "home-grown" website yet.

Right now I mainly need landing pages for my direct mail (probate, and other motivated sellers) and was about to change my “home-made” site to either Investor Carrot or Lead Propeller. Since I only have money for direct mail at this point, this thread has made me wonder if I should use what I have now, and wait to change until I can spend enough to do a good job on it. Do you think there would even be any value in setting up the $49/mo standard site /w content just yet?

Not sure if anyone paying attention to this thread, but are there requirements on where, how the trust "piece of paper" is actually held? From the little I've gotten this seems very fragile, isn't it?

@Trevor Mauch Sharon Vornholt highly recommended your site because of the targeted results. I had been talking to a few other investors locally who've used Investor Carrot and Lead Propeller. I wasn't really sold on the entire concept until talking with Sharon though but I may be now. I'm working on hitting the probate niche and she's got me thinking more that a well laid out site would be very worth the effort. I'd really like to understand what the differences are between the site offerings. At the end of the day of course, deals closed is the measure so figuring out the best way to get there is the gold.

Thanks for the input and advise. The deal fell through for reasons other than funding, but I'll still keep my eyes open for others.

Curious though what the biggest factors are in getting good terms, both percent and points when less than 5 units? Credit score? LTV? Condition? Leases?

Can I get an idea of terms people have out there for lending on small multi-family properties in south FL? What I am hearing locally is a little high (interest and points), so I'd like to know what others have seen. Looking at one that is verifiable fully leased and well over 10% CAP rate without speculation.
