If someone has capital gains to pay instead of just donating it to the IRS they can send it to an Opportunity Zone Fund and make their money work for them instead of just sending to the IRS... 

check this out... 2020 capital gains can be offset and deferred and declared to an Opportunity Zone Fund as long as it is done before 3-31-2021

defer your capital gains by investing in opportunity zone funds... you can defer your capital gains and make a bunch of money doing it instead of just donating it to the IRS... this is completely legal

No one and I mean no one should ever pay capital gains to the IRS ever again. Why, Opportunity Zone Funds. There is no reason why anyone, especially someone on Bigger Pockets, should ever pay capital gains on stocks, business profits, 1031 exchanges, real estate or anything at all. You can defer your capital gains tax and have it reduced by 10% - 15% while keeping all the profits from the investments that you make in the Opportunity Zone Fund.

This means if you owe $100,000 in capital gains and you make 10% a year off that $100,000 over the next years you can keep that entire $100,000 in profit without paying any capital gains tax on it. 

ALSO... the IRS just passed that if you have capital gains you need to spend in 2020 then you can apply it to an OZF right now before 3-31-2021 and have it deferred for you. THIS IS HUGE!!!! and... LEGAL!!!

When doing a 1031 exchange you need to invest the entire amount of the capital from the real estate transaction and all the capital gains you made. 

With an opportunity fund you just need to invest the capital gains only, so you can hold onto the rets of the money. 

Take advantage of the greatest tax shelter ever created and stop just being a lemming following the 1031 crowd because that was the only game in town for the last 80+ years.

The more you know makes you a more powerful and wiser investor.

Sorry to all of you .... but... WHAT ARE YOU USING TO ANALYZE CASH FLOW????

I know what it is ... it is all pre-COVID19 numbers and please tell me how those are accurate? What cash flowed last year might not this year.

Her client isn't Blackstone who can ride out the downturn. She needs to cashflow now, read the original post. Who here is going to guarantee a single property will perform in 2020-2021?

Hey there community. Does anyone know of any companies that will make large loans $100M+ based on the collateral of a stock portfolio or commodity portfolio etc... If you have any insight on this I would greatly appreciate it. Thank you so much.
