I have just recently thought about this method of investing as I'm concerned about the bubble. I'm all cash currently and think either this or wholesaling is something semi-safe at this moment. Would you mind providing any details about those recent loans and how they were underwritten?

Most I hear in this predicament speak to your smaller banks for a portfolio loan. You may have to speak to 25 before you get a "yes", but once you do the possibilities are endless.

So I sold a few of my personal houses over my lifetime and have not tracked the profits. I have lived in each of them over 3 years each. So where can I go to determine how close I'm getting to the 500k? It may be time to start real estate exchanges.

Hey Joshua sorry for the delayed response. My favorite is when the wholesaler attaches an estimate from a single General Contractor who walked the house. The estimate is itemized and usually contains their letterhead at the top. I then have the option to hire that GC to do the repairs for the estimate written. Hope this helps.

Wow awesome news didn't know that, yes I have lived in the home for six years and we would like to purchase another home and rent the one were in currently (The VA one). According to what I found out here that is possible and it should cash flow $500+.😊
Accurate repair cost such as itemized bids from contractors. Accurate ARV's not inflated ones. 30% discount minus repairs and you will soon be number one in Dallas.

I just want to confirm with my BP family can you rent your current home if it has a VA loan or do I have to refinance FHA? Any other options? Have about 80k equity. Plan to house hack my next project.
