Good evening all...question. I have been able to form a healthy buyers list, which includes TWO major players, Blackstone Group, and American Homes 4 rent!! Great, Now What would be the fastest and best way to Locate non-mls properties for them, to assign contracts??? I am on a very small budget, I DO HAVE BANDIT SIGNS READY TO GO UP. Please help, as it took me awhile to get these leads..........Frank

ALright, was asked today to meet this Saturday with a coworker. He has some "play money" and he wants in on my wholesale startup business. He wants to wholesale and fix and flip.... Should I discourage him from using ALL of his money, or maybe look into a line of credit??? OPM? Which way do I go here??? Frank

I Think the difference is This fund has rehab teams, and will buy owner occupant homes, not just Reo's and listed mls. I have their criteria, they even will buy in HOA communities-w. no cdd! This is a little different then what another fund was doing, which was buying everything that was move in ready mls or at the courthouses.

Good Evening bigger pockets board, I received an e-mail today from a RE agent stating her brokerage is working with a new HEDGE FUND, that is looking at buying up to 50 homes a month!! Now I am just starting out wholesaling w/ no cash of my own, yet I now have a "BUYER OF EPIC PROPORTIONS" to assign properties too!!!! They are not in my immediate town, but not more than 30min away. Question is....what is the best way to get leads to assign over to this hedge fund? I will have to get them under contract first, These guys will buy owner occupant if the rent ratio works........Help!!!

Will, I hope to get to that level at some point... However right now I am one of "those-no cash no credit guys" and I hope to change that situation real soon.

Yep, I agree-"Don't want to say it too loud" but this area has a lot of deals, just unsure on how many people want to invest here. Just to my south-lots of investor action-here not so much- Thanks Braden-Frank

I have researched a list of 115 "possible" cash investors/buyers in my general area. This list contains contact info on two large hedge funds, that are gobbling up all of the "move in ready" deals or non-deals(overpaying). I am one month out from going live with my wholesale business-(I formed an L.L.C.) Should I contact all of these "buyers" or should I first try my luck with the hedge funds first? And what should I use to manage all these potential buyers, after I contact them, and ask about there criteria etc????? please help??

So I am new and I get my seller/ business site up and....no properties to showcase=no credibility! However there are other wholesaler/investors near me with properties..hmmm. Do I contact them, and see if I could market there properties and add my fee? Is it legal to do w/o a R/E license?Is there anyone who is doing this right now?

Alright guys and gals, Need some help. What should my new wholesaler website have as "MUST HAVES" and what do I do if I do not have any properties to showcase? Co-wholesale other wholesalers properties?? Is that legal to do? All website help will greatly be appreciated......Frank.
