So as long as I have a signed contract, the assignable box is checked, and I put down earnest money, I am good to wholesale this to an investor buyer. I am just  flipping the contract- correct?

I cannot send you a blank realtors contract. If you are not licensed you can't write a contract. And you shouldn't be presenting offers to sellers for someone else. You have to be careful that you are not practicing real estate without a license! It is a 3rd degree felony! If you are finding property for investors as a "bird dog" you need an agent to make the offer. Even if it's a private sale you can't put the deal together for a seller and buyer without a license. You can't write contracts or present offers for someone else's property. It is considered practicing real estate without a license. Just be careful!

You really should get your license! You would have a much easier time of everything!

How do I in the nicest words tell her she is wrong. I am doing direct mail, and hopefully will get some deals. I need an as-is contract to assign to my buyers list investors who will close on the property. Help me out guys!!!

Ron, Mark good points. I need to regroup and get focused on 2-3 marketing niches. The Mls and craigslist is the only way I am finding houses right now. I have ordered Bandit Signs. I just need to find more buyers here in spring hill, and I am thinking of Jacksonville also.

Hey All, Good posts. I have a issue with buy and hold-NO CAPITAL!
I have a property right now ARV 150K Bank is asking 114k. It needs an Appliance pcg , New carpet, Thats all. Best offer one of my Buyers came up with is 80k! To me 110k offer 7k into it, stage it, list it at 145k-make about 20k-25k no brainer to me. Am I wrong?

Dan Miller, Thank You, Thank You, Thank You! Exactly what I have come to the conclusion of. THIS MARKET SUCKS..... OK How do I fast track it to say Orlando areas, Jacksonville? These are HOT ..... To the others, Thanks for your input and constructive criticism, there JUST IS NOT ENOUGH GOOD CASH BUYERS BUYING IN MY HOME TOWN--time to move!

Moving!! Well- not really packing up a truck with my stuff, just thinking of wholesaling in other areas in my state. I have a buyers list that is non-responsive-wait before you think "are your deals-really deals" 30-40k profit on everything I send, some even more 60k profit!. I use the 70% rule , subtract rehab costs etc... These are good deals. The buyers That do respond are low balling to the point that my realtor laughs at me all the time!! I am not making much money, and this needs to change in 2014. So I am looking to move into better markets here in Florida. Problem is-I NEED A PLAN OF ACTION TO GET THIS GOING QUICK! ANY HELP YOU ALL CAN PROVIDE WOULD BE AWESOME!

So I drive around targeted zip codes. I find vacant "zombie" houses, in which I write down the address and take a good photo. After my research I send out a handwritten letter w. pic of there house. Question??? What happens when I do get a deal going and the owner is 1000 miles away and the house is locked up? Whatis the best way to do the contracts and getting a key? Please help me out. I was all into this type of marketing, but I received my first response, and I may already have a deal in the works. How to proceed?

Mike,I has taken quite a bit of reading the news, getting names, searching online, social media, calling and leaving messages. I think what is going on now-at least in my market is they are having trouble finding enough properties to purchase. This is why I think they are giving me the "time of day", to locate deals for them. Niomi, I will use your info, I always forget about landlords......

Good evening all...question. I have been able to form a healthy buyers list, which includes TWO major players, Blackstone Group, and American Homes 4 rent!! Great, Now What would be the fastest and best way to Locate non-mls properties for them, to assign contracts??? I am on a very small budget, I DO HAVE BANDIT SIGNS READY TO GO UP. Please help, as it took me awhile to get these leads..........Frank
