If I had to pick one of your options I would go with "We"

But, I also like Ryan's idea of being a little different from everyone else. Stand out from the crowd, and there is a crowd. If everyone else is going to vistaprint and getting a free batch of wafer thin paper business cards, go the extra mile and get heavy stock laminated.

The same for your postcards. The cheap flimsy ones are good for the average investor, but go after the nice colorful laminated ones.

Think outside the norm a little.

So no problem going to talk to someone in my business polo with Co. logo embroidered on it.

I don't want to look like a big shot, but then again I guess it lends credibility to what we do.

What is meant by:

I do consider each scenario for a possible junior lien purchase (when applicable) in lieu of a SS to create built in profit

What exactly is that if it's not a SS?

I'm working outside of the Chicago area with sellers in preforeclosure usually. They usually call me off my newspapers ad. The average home I'm looking at is $100k-$250k

What clothes are you guys wearing to look at properties like this?

I've been wearing jeans and a polo shirt. What about wearing a company embroidered logo shirt?

Any suggestions?

Joining a real estate club was the smartest decision I made when I began investing.

I found my first flip from a member of the club. I found my Realtor at the club meeting. I also found my mortgage broker at a club meeting.

I just made a private money loan to a club member in another state. I'm happily earning 15% on my money.

I'm considering a joint venture opportunity on a L/O of a duplex with another member I meet at a club meeting.

A short sale I signed up last summer and the bank accepted was purchased as a rental unit by a club member.

I'm putting together a joint venture opportunity with two other investors I met at the club meetings to market for property and sell wholesale in a specific area.

This all happened in the past 12 months. Yes, the club is WCRT. None of this would have been accomplished without membership in a club. Don't EVER think the other club members are your competition. They are your partners. Where do you turn for help if not a club?

Do a Google search for: bandit signs
You will get quite a number of responses, then go to a few pages and compare the prices. Buying 50 is usually a minimum order, the price does go down the more you buy. Don't forget to get sturdy stakes. The signs come in different sizes, don't get too small of a sign.

Does anyone in Arizona work as a birddog or ever collect any type of fee to find a property for an investor?

I asked an Arizona investor to send me any leads he thought I would be interested in and I offered to compensate him. He said it is a felony in AZ to do that. I offered a research fee or consultation fee and he said it's totally out of the question for him to accept a fee of any kind.

Are investors in AZ not helping each other out and teaming up to get deals done and sharing information?

Is it permissible to find deals for people and pass them along for a fee call it any type of fee you want??
