ACH payments can be set up between accounts to transfer money. I have one tenant that does that and I think his bank charges him $3 for this transaction.

Chase can do automatic transfers, which I have found to be great b/c I'm not dependent on the postal service.

@Josh Cordle, taking a page from what Jerry W. said, google the prospective tenant, their phone number and email address. Utilize social media too, twitter and facebook for example.

I once had a prospective tenants, well qualified, ask for a significant discount in rent. After using their email to search, I found the one of their blog entries. They proudly proclaimed they had found the perfect apartment and what a great fit it was. I held firm to the asking rent and they accepted.

The amount of information people freely post out there is amazing, use it to make informed decisions.

The best way I've found is Craig's list.

Use a wide angel camera and give as many details about the apartment and area. if you are marketing it yourself, in the title of the advert let that show with a opening like, " Offered by Owner...."

I usually try to work in three questions over email or he phone;

What puts you in the market for an apartment?

When were you looking to move in?

any pets that I should be away of?

Just a thought, as opposed to lowering your rent, offer a deduction in the last month's rent and have the agreement written (lease) that way.
