@Eric M. Just get a job and save your money until you have enough for a down payment. With no income the lender will not loan to you because if something goes south you could walk away and leave the lender high and dry.

No W2 meaning no income, or that you have other income or assets.

No down payment, that makes not having W2 income a bigger problem.

So the big question is do you have a job.

If no job get one first. Then save money, keep reading about real estate and look for a buyer that you can feed deals to.

On a positive note, would love to hear about some of the good mentors and seminars to get valuable information from.
