I lived in Folly Beach (Charleston) and now live in PCB Florida. The prices in Folly Beach are ridiculous. To give you an example I rented a 2/2 house for $1300 a month that was about 5 blocks from the beach. That house sold for over $600K. I moved to Panama City Beach and bought a 2/1 3 blocks to the beach for $100K. My mortgage payment is around $600 a month with PITI. I could easily rent this house for $900 long term or about that much per week short term. I'm not too familiar with Tampa but I know the beaches are not that good down there. But the fishing is awesome. I'm an Agent in PCB if you need any more advice on this area.

Hey there! I live in PCB. I'm a Real Estate Agent, I own short and long term rental properties. I have properties on the East end and the West end of the beach. I think this is an excellent market. And I'm invested in it. I've lived here for 4 years. It just keeps better every year. I have not had problems renting my properties all year long. You can put a snowbird in for the winter to cover your costs. There is not really a secret get rich quick program. But you can build a solid investment profile. There is a lot to consider. Condo, SFR, Townhouse, which end of the beach, etc. I am happy to be a source of information for you or anyone who has commented on this post. Owning a Beach House can be a great investment. I'm a Real Estate Agent at the beach in Florida. If you only have one or two properties you can probably manage them yourself. You can use VRBO and find a maid service to clean them. I have many clients who do this. If you just want to kick back and get a check in the mail at the end of the month, get a management company. If you buy the property right you can still turn a profit. I own long and short term rentals. Every market should have pretty consistent numbers. I work in two areas one is high end and one is medium. The high end market actually has a lower ROI that the medium priced beach houses. I'm happy to go into more detail if you want more advice.
