I’ve been in new construction for about 6 years (residential framing to be specific). The more I do it the more I love it. I am currently under contract to sell our first home that we had remodeled and after we close I will start building our next home for which we already have land. After I’m done with our house we will be valued around 420-450k with a mortgage of about 220. That being said I am really wanting to get into rentals, should I sell this house (after 2 years to avoid capital gains) and then use what I have for a possible 3or4 plex to house hack, or just rent this one? And build my next home. I feel it will be way too nice for a rental. Dose anyone use higher end homes for rentals? Is it a good idea?

Thank you very much for your input! It helps a lot. Do people get advisors for real estate investing? Or is it kinda like what you learn on your own through research is what you get? I see you are in Kirkland, I’m actually in Spokane.

@Michael Le in owning rental properties I have no experience, I am just now getting into it. There is a 16 unit for sale in Oklahoma City, OK. I have family in Tulsa and friends of family in Oklahoma City. I would most likely have a management company do the management on it after I did the needed improvements on it.

I'm looking to buy an apartment complex and don't really want one in my area (not much availability). I live in WA state and looking in the mid west region to the south. Is I a good idea to get real estate that is not in driving distance as a first complex?
