Hi All, 

I just started working at an architecture firm in Hartford, Connecticut. We do a lot of old mill to apartment complex conversions as well as historic preservations. For those of you who find yourselves into more commercialized BRR or Renovation projects, do you find yourselves seeking the aid of an architect, or does that work go to someone else? Is it dependent on the size of the project? I know we do some small projects, so I'm curious where you guys see the need for an architect.

@Victor N. My understanding of the Connecticut General Statute is that you cannot start charging a late fee UNTIL the 10th day. Your first post said until AFTER the 10th day. But hey, I'm probably wrong. 


" If rent is unpaid when due and the tenant fails to pay rent within nine days thereafter or, in the case of a one-week tenancy, within four days thereafter, the landlord may terminate the rental agreement in accordance with the provisions of sections 47a-23 to 47a-23b, inclusive."

@Rick Santasiere so let me see if I got this right. Payment on or before the 1st, and they get a $10 "credit" (to be applied when, exactly?). If they pay after the 1st, but before the 10th, they still pay the "110", but now there is no "credit" being saved up?

I'd be extremely interested in that sort of a group. I am making a list of things that I want my lease to hit, so that would be very helpful. (LOL to your trampoline fun...how do you plan on getting that taken care of?)
