I often refer to Robert Kiyosaki's Rich Dad, Poor Dad book as "taking the red pill" because just like Neo in The Matrix, the world never looked the same after that!

Hi - this is John Chang from the Los Angeles area.

Having sold my 1st rental for triple the purchase price, I learned firsthand how the power of leverage works! (after making only a year's worth of mortgage payments, my tenants essentially took over for the next 10 years)

After realizing that residential real estate wasn't for me, I got into field inspections, where I am paid to walk thru commercial properties for banks and other lenders, and business consulting.

Recently, I've started helping local businesses to manage their online reputation and reach today's mobile customers.

In addition, I teach an online course while working on my next real estate deals.

Ultimately, I want to own a portfolio of commercial and some residential real estate.

After doing keyword research for my website, I came across BiggerPockets.

Hi Samantha -

Like any real estate investment, always do your due diligence; having earned a good side income for a number of years, I can say that field inspections are a great way to make a stream of income while learning about real estate - especially commercial property.

Imagine instead of reading about how apartment buildings offer six-figure incomes, you can actually see the rent rolls and walk through the properties talking to owners about what it takes to manage these buildings.

If your other work also serves other local businesses, I tell my students how they can connect with decision makers doing this work as well.

While there's a little bit more involved than taking pictures and writing reports, that really is the bulk of what field inspections involve. Believe it or not, the fees mentioned are not that far off.
