Is it possible to reach out at local banks to see what dollar amount I can be approved for a flip or brrrr?

Is there a wrong time of year to look for flips? Is the fall too early to look for deals? How do I determine a neighborhood is in demand? I want to get started but not sure were to start.

How do I find where people want to live? Do I ask an agent? High income neighborhoods are one thing. Should I be looking at middle income neighborhoods? Do agents generally know if people are looking for buying or renting? I’m new and want to get started. Is it too late in the year for finding renters or buyers?

should I borrow from my 401k, and or look for hard money lenders?  I would like to start by flipping in order to build capital.

I am looking for my first deal, and a way to increase cash buying power.  The funds available is $50,ooo I would be borrowing from a 401k.  I would  like to know what price range I should  be looking at for rehab and flip. Please help with any suggestions.  

The only money We have is in a 401k. What are the options from barrowing from it. Is the only option a self dircted IRA?

Also, to find a foreclosure  should I use a realtor?
