@James Dickmann Thanks for sharing your experience!  Seeing senior living fund seems to be recession proof, are your SLF investments affected by the pandemic at all? Appreciate any feedback you could give.

@Hayden Sahnow I ended up investing in a syndication on nnn commercial property.  Getting pay every month without day-to-day management is something I could really get used to 😄

Thank you for your information @Wesley Pittman.  I haven’t had any luck with LoopNet listings.

@Michael S. Helton  Thank you for the tips on areas.  you mentioned there are off market properties for those who knows where to look, I love to meet with you next time I’m back for another scouting.

@Jonathan Orr I am looking to find 5+ door with good cash flow.  Got about 500k to invest in new MF property soon.

@Michael S. Helton I love to get more information on those.  I plan to visit Reno next week.  Is there particular area you would steer clear from?  Thank you!

I’m looking at Reno for investment opportunities and love to hear from local investors if it’s still possible to find cash flow properties(4+plexes)or am I completely miss the boat? What about development opportunities? Thank you much in advance for your inputs!

The lot with existing coverage are probably buildable for the same coverage, however you just need to verify with TRPA whether you have to stick with existing coverage or if it's a large lot and you maybe able to apply for more coverage then by all means claim the new coverage. For new lot, there is wait time from when you purchase till the time you can build. Need to have your realtor checked thoroughly and make sure you get the property lines marked or it will cost you a lot later to get the survey done yourself.
It's hit or miss with finding good contractor in SLT. I've seen K Brothers building some nice property around town. Also, if you work with a realtor, shoot him/her and text as they probably have a lot of good contacts. If you need a realtor contact, let me know. I have worked with a few good ones. Good luck!

Hello Bigger Pockets community,

My name is Felicity(Fe) Hendricks.  I'm very happy to have found this comunity.

I am a software engineer who is trying hard to get out of high tech and into real estate investment.  I have been fortunate to be able to acquire a couple of small single-family rentals in the past 5 years and they are doing well.  My next goal, I hope to exchange the rentals and roll the money into a small apartment complex.

I am looking forward to meet everyone, seek your advise and learn from your experience to get to my next goal.

Have a great day!
