 Hey Owen, We do it all but mostly residential estate properties because of another part of our business that services these clients. We do a good job on the real estate part of it but it's random and are looking for a way to increase this part of our business

I'm not sure if this is the best forum on BiggerPockets to ask this question. If someone knows a better forum category to post this please let me know. Looking for input on an idea I have: 

My company is a real estate brokerage and auction company. We have a system of selling properties through an online bid format but not your normal traditional auction process. 

I am looking to grow this business and have two questions. I want to mass market to certain geographic regions promoting our system of "Sell Fast and No Seller Fees" "Guarantee Offers". It would be a similar approach that investors use to try and get sellers to call them. 

We are in metro Atlanta area with the city on one side of us and rural areas to the other. My questions are:

1. Would you target the city or would you target small towns? We are looking for as is homes, motivated sellers. My thought is small town as it's not as much competition. 

2. What type of mass marketing for seller leads works best for investors these days? Direct Mail? Social Media? Both?

Has any investors / wholesalers with RE licenses benefitted from leads that come through “We buy Houses” marketing efforts by getting multiple listings? 

Go to an appointment and offer motivated seller amount that is rejected but leave home with a listing? Wondering if this is common and a good strategy for agents ?

Hey everyone! Love this site and would like some advice and help on starting out in Real Estate Investing. I currently work in Insurance Sales and have had a great desire to break into REI.

I want to start out down the right path to get started in rehabbing, flipping and long term rentals. I know that it is gigantic task and big education but I am going to give it my all.
